Lessons Learned on the Green Building Project
1. Allow adequate time for design and construction; an accelerated schedule usually has hidden costs
2. The owner must take adequate time to review design to make sure he/she will get what is expected
3. Ensure that the project has top management support, especially if a “green” project is to be justified; focus on LIFE CYCLE COSTS, not initial outlay
4. Owner/developer should avoid direct purchases
5. The low-bid process is effective, but:
- Needs pre-selection of bidders; or,
- Preferences based on track record, etc.
